It is a warm 74 degrees outside and you would think that it is still summer instead of fall. The leaves are glorious colors and are falling, as are the pine needles. It is just beautiful in Munds Park.
I am writing to recap the season and let you know what is going on in the Park. Many listings expire at the end of the month but you may want to consider lengthening your listing for another month or two. Based on the weather, we are still seeing lots of buyers and last weekend the office wrote four contracts over the weekend…so there is still business going on.. Although the rush of the season is behind us, while the weather is still pleasant we will still be showing property and hopefully continuing what has been a very strong season.
There are only 100 properties on the market in Munds Park right now and twenty six of them are lots. So, only 74 dwellings are on the market right now. That is only a quarter of one percent of the market. Extremely Low! Homes have been selling at 97% of asking price this year….up from 92% of asking price only four years ago. Those numbers would actually be higher but there are some “Overpriced” homes that skew the numbers a bit.
For those of you who have not thought about winterizing your place yet…now is the time to schedule it. If you wait much longer you may end up not getting it done before a hard freeze moves in and surprises us. Call me if you need a referral! I sold through eighty-one percent of the listings I took this spring with virtually everything that was priced competitively selling this season. The only slower area tended to be homes over $400K; however, we did have the three highest sales in the Park this season, all over $500K.
