What Is Selling In The Park?
It is always nice to be able to report some good news! There have been forty sales through June 13th as compared to twenty-seven for the same time period last year….a 48% increase! This really is good news as sales have been in a slump for over three years in Munds Park. To further spark our hopeful outlook, there are currently eighteen listings being reported as pending sale (3), pending taking backup (6) or AWC Active with contingency, (9). Nine of the forty sold year to date were either Bank owned (7) or short sale (2). Of the eighteen showing potential sales, three are short sales and two are bank owned. This reflects change in the make-up of listings as compared to the last several years. More listings are now viewed as traditional sales versus distress sales.

The number of listings active in Munds Park has steadily improved to 144 homes on the market after having a very low number of homes in early spring. There are twenty six vacant listings for land ranging from $50,000 to $189,000. This is still below the average and about twenty less properties on the market than this same time last year. This may be due to the increase in sales and pending sales.
The number of higher priced homes being listed is on the increase although an uptick in sales in this category has not appeared yet. The bulk of the sales year to date have been in the opening and mid-price points. Those properties appear to be appreciating so far this year but buyers have not appeared in the higher price points…so far!
The bottom of the market for Munds Park appears to have occurred last year as prices have begun to accelerate this year with recent sales.
